New Guidelines and Rules effective January 2009:

Guidelines and Rules amplify architectural requirements for landscaping projects and they must be completed within 6 months from the start of the project. Failure to comply will result in fines, according to the current fine schedule.

Guidelines and Rules amplify architectural requirements for visible remodeling projects and they must be completed within 3 months from start of the project. An extension may be granted by the Architectural Committee upon written request to the Committee. Failure to comply will result in fines, according to the current fine schedule.

NEIGHBORHOOD REMINDERS

Trash :  All Trash and recycle containers are required to be stored behind your block wall or in your garage. Trash bins should not be set curbside until the night prior to pick up.

Black containers:  Pick up every Tuesday morning. Black containers should be set curbside on the street side of the sidewalk Monday evenings and returned out of sight of your neighbors by Tuesday evening.

Blue Recycle containers:  Pick up every Wednesday morning. Blue containers should be set curbside on Thursday evening and returned out of sight of your neighbors by Wednesday evening.

Uncontained Trash: Pick up starting the second Monday of each month. Trash should be set curbside the weekend prior to pick up only. You will be asked to remove the trash if you do not follow the  scheduled pick up date. Trash should not be stacked on the sidewalk, especially with sharp, dangerous materials such as broken glass or exposed sharp nails.

PLEASE put trash containers away in a timely manner to avoid action by the HOA Board. You will receive warning stickers on the trash containers for not following the rules.

Lawn care:  Lawns and shrubs should be well maintained, weeds kept free from your yard and rock beds. Trees and shrubbery should be trimmed clear of all pedestrian pathways. Weed, dead trees, overgrown bushes detract from the appearance of our beautiful neighborhood. If you fail to comply, the CC&R's give the HOA Board permission to hire someone at owner's expense.

Homes:  Any changes to the exterior of your home require approval by the Architectural Control Committee and /or HOA Board, including paint color and structural changes. See proposed change form to be completed for notification to Board and Committee.

  1. Decide on your colors. The Architectural Committee has a color wheel available.
  2. You must submit in writing the proposed changes with paint samples. The members of the Architectural Committee must approve changes.
  3. The Committee will review the request. If your paint colors do not change or they are from the accepted color wheel written permission to proceed will be granted quickly.  However, if you are requesting significant changes the committee has up to 30 days to respond to your request.
  4. You will be given a letter approving or denying the paint choices.

Structural changes or major landscape projects may require Town of Gilbert approval and may also involve utilities such as phone, cable and power.  The same basic procedures as above will apply. It is recommended that you contact  a member of the HOA Board or Architectural Committee before beginning any major exterior project.

Improper vehicles/unlicensed vehicles/trailers/RV's/boats: They are not permitted to be parked on street or driveway. They must be in a garage or behind your block wall and attractively screened from your neighbor. You will be asked to remove the vehicles and may be subject to fines for non-compliance. Vehicles greater than 3/4 ton are not permitted to be parked on any lot. Vehicles may not be parked on gravel or masonry pavers

Pet owners:  Please be a responsible pet owner and clean up after your dog if they mess in your neighbor's yard. As a courtesy to your neighbor please do not allow your dog to bark uncontrolled. All dogs are required to be licensed in Maricopa County. Cats do not require licensing. If you have a problem with feral cats contact the SPCA for detail of safely trapping the cats.

Please Note: the Architectural Committee will review the neighborhood monthly for violations of the CC&R's. Homeowner's not in compliance will be notified by  a friendly reminder letter first, then a fine will be assessed and if necessary an attorney will take action to get matter resolved.
